Reliance Properties is proposing a 21-storey rental tower for a parking lot at 1540 W 10th Avenue, near the Broadway and Granville Street intersection in Vancouver. The developer seeks to rezone from Residential (RM-3) to Comprehensive Development (CD-1), allowing for a mix of 112 rental units, comprising 28 studio, 44 one-bedroom, 27 two-bedroom, and 13 three-bedroom units. 20% of the residential floor area, totaling 24 units, will be designated as below-market rentals, aligning with the city’s affordable housing goals. The total density of the project is targeted at 6.5 FSR.

To accommodate the residents’ transportation needs, the project plans to provide 84 vehicle parking spaces and 225 bicycle parking spaces. The architect, OMB Architects + Designers, emphasize sustainability and contextual design, aligning with the neighborhood’s architectural typology and the City’s Green Buildings Policy. The city will host a Q&A period from June 5 to June 18 after publishing the rezoning application on May 17.
