Troika has unveiled plans for a new six-storey rental apartment building on Barlee Road. This proposal involves merging three properties located just behind the New Life Centre. The development will offer 160 rental units, including 111 one-bedroom, 32 two-bedroom, and 17 studio suites.
The building will feature 119 parking stalls and two car-share spots. The location’s proximity to the Orchard Park Transit Exchange will provide various commute options, and the Orchard Park Shopping Centre offers ample employment, entertainment, and shopping opportunities within walking distance.
The increased density supports Midtown’s goal of prioritizing multi-unit residential developments over additional employment spaces, thereby benefiting existing businesses. This project marks the first multi-unit development on Barlee Road. This will be Troika’s fourth rental building near Orchard Park Exchange, aligning with Kelowna’s transit oriented development guidelines. The City of Kelowna recently gave unanimous approval to a 130-unit Troika project on Lawson Avenue.
