A significant transformation is on the horizon for Pickering’s skyline with the impending demolition of the Brookdale Centre. Developers Tribute Communities and BentallGreenOak are behind the plan to replace the car-centric shopping plaza with a futuristic mixed-use community designed by Turner Fleischer Architects. The plan entails the demolition of most of the existing strip mall structures, with only four low-rise buildings spared on the west side of the property. The proposal includes 14 towers, ranging from 17 to 35 storeys, creating a new urban landscape. Once completed, the development will offer over 5,000 residential units alongside retail and commercial spaces, a daycare facility, and ample public areas.

This project mirrors a trend seen across the Greater Toronto Area, with similar redevelopments planned for various suburban strip malls. Notable malls undergoing transformation include Humbertown Shopping Centre, Scarborough Town Centre, Yorkdale, and many others, marking a significant shift in the region’s urban development.
