Ambitious redevelopment plans have been unveiled for properties housing Global Fitness & Racquet Centre and Dakoda’s Sports Bar & Grill near Highway 97 in Kelowna. Proposed by the developer Dialog, the redevelopment aims for mixed-use spaces exceeding height and density regulations. The 159-page Area Redevelopment Plan (ARP) presents three concepts, all featuring buildings over 30 stories. Concept 1 proposes up to six buildings, with residential space dominating at 73%. Concept 2 includes taller towers along Harvey Ave and more open space, while Concept 3 envisions shorter buildings with a central amenity space.

Each concept integrates parking and pedestrian access to the adjacent Parkinson Recreation Centre. With over 1,300 residential units and various amenities, these plans are poised for review by the city’s planning department before reaching city council.
