Onni Group is proposing a transit-oriented master-plan at the former Coquitlam College campus near Lougheed Town Centre SkyTrain Station, aiming to transform it into a community featuring high-rise towers and townhouses.

The 7.2-acre site, located at 516 Brookmere Avenue, will undergo a significant makeover, with plans for seven towers and additional housing units, totaling approximately 2,500 residential units. The development plan includes three phases, with Phase One featuring a 44-storey rental tower and a 39-storey strata tower, Phase Two including a 50-storey and a 48-storey strata tower, and Phase Three consisting of a 34-storey and a 37-storey strata tower along with a 28-storey rental tower. Additionally, there will be commercial space and new public amenities, including greenway connections and improved access to Brookmere Park.

Onni acquired the land assembly in 2022 for $140M. It has since leased the property to film productions while they work through the redevelopment plan. Onni’s current plan exceeds the allowed density, proposing a bonus density payment. The proposal is in its early stages, with the developer introducing it to council for feedback. The project will undergo further review, including a public information session and eventual readings by city council.
