ML Emporio Properties is pushing forward with a 44-storey residential tower near SFU Surrey’s engineering building at 13379-1189 103 Avenue and 10308 133A Street. The development will replace three single-family homes with a high-rise comprising 424 strata units, ranging from studios to three-bedrooms, including 72 micro-units. On Monday, Surrey City Council gave the project first and second reading approvals.

The tower, designed by Arcadis IBI Group, features a unique “stacked cubes” aesthetic, incorporating high-performance windows and energy-efficient systems. It includes an eight-storey podium with office and retail space, along with extensive indoor and outdoor amenities. Amenities will include multi-purpose spaces, an entertainment area, a theatre, and outdoor features like a lounge, kitchen, exercise area, and dog run. Underground parking will provide 483 vehicle and 566 bicycle spaces.

The proposal will be subject to further community contributions and affordable housing policies. The next step for this project will be a public hearing, which is scheduled for June 24.
