The Brightwater development in Mississauga, spanning 72 acres, began its transformation from an oil refinery site to a residential project in 2019, with construction initiated in October 2021. The initial plan, approved for nearly 3,000 residential units, retail spaces, offices, and 18 acres of greenspace, has seen progress with some buildings already completed. Now, with the demand for housing surpassing expectations, the developers are proposing to add 898 units across the entire project by introducing new buildings and height increases.

Notable changes include the addition of 15- and 29-storey towers in previously designated townhome areas and an increase in building heights from the approved 29 to 35 storeys. These revisions align with broader policy objectives as the governmental continues to push support for new housing construction and recognition of brownfield sites for urban intensification. The proposed modifications will need to go through a public meeting before being approved.
