Vancouver-based developer Ledingham McAllister is proposing a Stratford Wynd Master Plan in Coquitlam at 1145 Inlet Street, featuring nine towers across eight phases. The plan includes 1,113 housing units, with eight towers for condos and one for rentals. The project will replace 113 existing rental townhouses which were built in 1982.  Phase one features a 325-unit 25-storey condo tower and a 135-unit six-storey rental building with a childcare facility. Including a child care facility grants the developer density bonuses as per Coquitlam’s Child Care Incentive Policy. Subsequent phases include more condo buildings and an amenity building, public plaza, new private road, and pedestrian pathways.

Ledingham McAllister will voluntarily follow the Tenant Relocation Policy and aims to optimize the project’s layout based on the city’s suggestions. The development is projected to contribute $25M to the city through development charges. The developer presented the plan to council in April 2023 and is now working towards their development permit for phase one.
