Delta council preliminarily approved a subdivision application for a 24,768-square-foot site in North Delta, allowing it to split into five lots from three. The plan includes building single-detached houses with basements, secondary suites, and coach houses on each lot. The lots would be rezoned to a CDZ40 Zone, allowing for coach houses, but a site-specific zone may be required since many variations are proposed. Initially needing an Official Community Plan (OCP) amendment, the application might skip this step pending Delta’s OCP update, expected by June’s end.

Provincial mandates are driving changes, requiring municipalities to allow small-scale, multi-unit housing on existing single-detached lots. While the proposal aligns with forthcoming zoning adjustments, detailed analysis is needed.  The move towards small-scale multi-unit housing aims to increase housing options without subdivision.
