The City of Abbotsford is updating its zoning bylaw to comply with new provincial housing legislation by June 30. The legislation allows up to four housing units on properties previously limited to single detached or duplex buildings, affecting about 22,000 properties. Abbotsford aims for a balanced approach, preserving space for trees, yards, and parking. Proposed regulations include minimum lot sizes, unit consolidation, and parking requirements. The legislation mandates that rezoning near transit areas follows height and density guidelines, with specific limits within 200 and 400 meters of transit hubs. Parking requirements within transit areas will be determined by developers based on local conditions. The Bourquin bus exchange area is identified as a transit-oriented area (TOA).
