Appelt Properties, based in Kelowna, plans to build a 41-storey tower at 13585 95 Avenue in Surrey. The location is steps from Surrey Memorial Hospital and King George SkyTrain Station. The site was previously part of the Innovation Village project by Weststone Group. The tower, designed by DF Architecture, will feature 436 market rental units, with a mix of accommodation from 24 micro-studios to 12 three-bedroom residences. Below will be a commercial podium, planned predominantly for medical office spaces. While indoor amenity space slightly falls short, the project compensates with over 16,000 square feet of outdoor amenities, exceeding city requirements. Amenities will include lounge areas, coworking areas, a children’s play area, outdoor gym, outdoor kitchen, and more.

With 497 parking spots and 557 bike racks planned, the development prioritizes accessibility and sustainability. Since it offers only rental units, it’s exempt from certain city fees. The proposal passed third reading by city council on Monday.
