Skale Developments has proposed replacing the Esso gas station located at 4696 Yonge Street with a 40-storey mixed-use tower. Designed by Turner Fleischer Architects, this tower would house 536 residential units along with ground-floor retail spaces, offering convenience just moments away from the Poyntz Avenue entrance of Sheppard-Yonge station. The development aims to blend with the surrounding low-rise neighborhood by featuring an 8-storey podium. This podium aims to enhance the pedestrian experience with its retail offerings along Yonge Street and around the corners of Florence and Johnston avenues. The development plans include underground parking with electric vehicle charging stations and ample bicycle parking.

The site’s proximity to the Sheppard-Yonge interchange station and various TTC bus services, coupled with the ongoing expansion of the Yonge North Subway Extension, positions it as an attractive option for those reliant on public transit. Cyclists will benefit from the City of Toronto’s cycling network implementation plan, which includes nearby routes and the introduction of raised cycle tracks along Sheppard Avenue East.
