A prime development site at 820 Church Street in Yorkville, Toronto, zoned for a unique 38-storey tower, is up for sale through Colliers. The triangular plot, previously set for the hotel, offers 118,920 sq. ft of gross floor area and 172 units. Originally planned for 32-storey hotel, the site is now open for acquisition, offering options for a residential condominium or rental development. Previous proposals faced scrutiny from city staff for height and contextual concerns, eventually evolving into a 38-storey, 172-unit hotel with bicycle facilities but no vehicular parking.

Despite initial objections, the latest design was deemed appropriate for its transitional role between high-rise and low-rise areas. With zoning approvals secured and demolition permits obtained, the stage is set for an innovative addition to Toronto’s evolving architectural landscape.
