Genaris Properties is planning a high-rise development near Gateway Station in Surrey. The proposal involves transforming six single-family homes into a 36-storey tower and a six-storey residential building. The project, situated a five-minute walk from Gateway Station, aims to create 481 strata units over two phases.

The first phase will see a six-storey building with 87 units, including studio micro-units, one-bedroom, two-bedroom, and three-bedroom options. The second phase will feature the 36-storey tower with a mix of studio micro-units, one-bedroom, two-bedroom, three-bedroom units, and three townhouses, totalling 394 units.

Designed by Surrey-based Flat Architecture, the project includes 430 vehicle parking spaces and 583 bicycle parking spaces in an underground parkade. City staff support the project for its proximity to transit and high-density design, highlighting its quality materials and contemporary architecture.

However, the proposal has raised some concerns about the impact on local infrastructure, including already over-capacity schools. The Gateway Station area is going through a significant facelift, and other large-scale projects are also in the pipeline. This project will undergo a public hearing on June 24 and must adhere to various city policies and contributions before final approval.
