On Monday, Coquitlam City Council reviewed a proposal for a new high-rise in the Austin Heights neighbourhood. The site at 1015 Austin Avenue currently houses the Coquitlam Professional Centre, an older medical and legal services building.

The proposed 21-storey tower includes 170 residential units above commercial space. The unit mix comprises 106 one-bedrooms, 16 one-bedroom-plus-den, and 48 two-bedrooms. 154 units will be offered at market rates, and 16 will be below-market.

This plan updates a previous 20-storey design from July 2022, removing a separate entrance for below-market units. Amenities will feature a gym, arts and crafts room, games room, library, wellness room, greenhouse, outdoor seating, dining areas, lounges, and an artificial turf putting green. The development includes a two-level underground parkade with 83 vehicle and nine bicycle spaces.

Financially, the project is estimated to generate about $2.3 million in development cost charges, $2.8 million in density bonuses, and $169,837 in community amenity contributions. Councillors supported this senior-focused project, citing the need for local seniors to age in place. Council unanimously passed the first three readings of the application. City staff will now finalize details before granting full approval.
