A new 20-storey residential tower for 310 E 14th Ave. in East Vancouver has been proposed. The building will replace a 55-year-old apartment building with 32 units. The new 20-storey development will feature 138 rental units, including 56 studios, 33 one-bedrooms, 35 two-bedrooms, and 14 three-bedrooms. 20% of the units will be designated as below-market rentals.

The building, situated on the southwest corner of East Fourteenth and Sophia Street, will have a floor space ratio (FSR) of 6.48 and a height of 62.3 meters (204 feet). Amenities include a rooftop garden, BBQs, dining, and a children’s play area on the fifth floor.

The location, between Kingsway and Main Street, benefits from excellent transit options and abundant commercial activity. This project is part of a broader development trend in the vicinity and is being considered under the Broadway Plan.
