If you drive through Surrey’s Whalley-Guildford area, you may have seen the infamous commercial building that has been vacant for 26 years. The 274,285-square-foot 104 Avenue Centre, constructed in 1998, has never hosted any commercial tenants despite multiple owners. The current owner, Kuldeep Bansal, bought it for $55 million two years ago, claiming it was fully leased, yet the building remains empty.

The property is on the market once again. This time it is listed as a court-ordered sale by Colliers for $63 million. BC Assessment values the property at over $114 million. Colliers’ brochure highlights its prime location on 104th Avenue and flexible zoning. Although some building permits are issued, extensive renovations are needed to bring it up to code, adding significant costs.

Initially intended as an Asian-themed mall in the 1990s, the building has seen various unfulfilled proposals, including a banquet hall, auto sales lot, bowling alley, restaurants, and SFU campus. Despite its high profile, the site remains underutilized, but there’s renewed hope for its potential future.
