Choice Properties REIT Acquires $340M in Commercial Assets

Choice Properties REIT has acquired $340 million in investment properties in 2025, including a $182.3 million purchase of a Loblaw distribution center in Ajax and eight industrial outdoor storage sites for $158.0 million. Additionally, a Brampton retail property was acquired for $33.7 million. The REIT invested $44.1 million in development.

Brosko Property Management plans a 25-storey mixed-use tower at 145–149 Kings Crescent in Ajax, replacing the 1950s-era 'Red Bricks' apartments. The development includes 335 rental units—10% designated as affordable under CMHC's MLI Select program—plus retail space and amenities. Tenant relocation is anticipated in early 2026.

High-Rise Redevelopment Proposed for Ajax’s Harwood Plaza

A redevelopment proposal in Ajax aims to transform Harwood Plaza into a high-density downtown area. Featuring three residential towers of 16, 23, and 30 storeys, the plan includes 863 units and 847m² of retail space within a 65,461m² gross floor area. It is the first phase of a broader Master Block Plan for the 1960s-built mall site.

Ajax Project Sold After 3 Years Under Receivership

The troubled Central Park project, stalled since 2021 under receivership, has found a buyer. Originally developed by LeMine Investment Group, the site faced financial and legal challenges, including disputes with the Town of Ajax over project revisions and deadlines. The new buyer will proceed with a new development agreement.

A townhome project in Ajax received approvals in just five weeks, cutting costs and timelines significantly. Initially planned for 27 units, the project was expanded to 81. By breaking ground a year early, the developer saved on interest and consultation fees and, in turn, reduced home prices by $20,000.

2 Towers Proposed in Ajax’s Harwood-Salem Neighbourhood

Ledim Developments has proposed two 26-storey residential towers at 154 Rossland Road East in Ajax. The towers will feature 548 residential units, an 8-storey podium, and amenities. The project also includes affordable housing units, parking, and bicycle storage, aiming for high-density urban living.
