Kelowna Rental Brokerage Ordered to Cease Operations

The BCFSA has ordered Kelowna-based Menethil Properties to cease operations and has frozen its trust accounts due to regulatory non-compliance. The brokerage is no longer authorized to operate. There are no immediate impacts on tenancy agreements, but tenants and landlords are advised to contact BCFSA for guidance.

Ledingham McAllister Proposes Four Towers in Kelowna

Ledingham McAllister has submitted a development permit application for The Vintage at Waterscapes in Kelowna. The project includes four towers ranging from 28 to 36 storeys, totaling 1,141 units—1,101 strata and 40 rentals. Amenities feature a six-level parkade with 1,366 vehicle and 1,142 bicycle stalls. Construction will proceed in two phases.

March Sales Up 25% in the Interior Housing Market

The Interior housing market report for March revealed a 25.1% increase in residential sales from February and an 11.9% rise from last March. Inventory also grew, with over 3,000 active listings in Central Okanagan. Benchmark prices increased in most categories, notably a $49,900 rise in North Okanagan townhouses.

Kelowna Council to Consider 361-Unit Rental Project

Kelowna City Council will discuss a proposed rezoning for a major housing development on Bernard Avenue. Vancouver-based Denciti Development plans to consolidate 12 properties into two six-storey buildings with 361 rental units. The development will offer studio to three-bedroom homes alongside parking for 314 vehicles.

Mixed-Use Development Proposed in Downtown Rutland

A proposed 13-unit mixed-use development at 125 Park Road in downtown Rutland is utilizing new rules under provincial legislation that eliminate minimum parking requirements within designated Transit Oriented Areas. The project includes just three parking spaces and comprises two ground-floor restaurants and 13 residential units above.

Kelowna Council to Review North End Redevelopment Plan

After nearly four years, Kelowna's North End redevelopment plan is ready for council endorsement. The plan covers areas from Clement Avenue to Knox Mountain, including expansions, new housing, and improved transit. It excludes the former Tolko Mill site. City staff has consulted with SD23, but no specific school site has been identified yet.
