Manulife Sells Coquitlam Industrial Properties for $71M

Manulife Financial Corporation has sold two industrial properties in the Mayfair industrial area of Coquitlam to Belkorp for $71.25 million. At a total of 202,266 sq. ft., the sales price translates to $352 per sq. ft. Both properties are fully leased. 91 Glacier Street houses a distribution centre, and 2440 Canoe Street features multiple tenants.

Near-Complete Rental Project in Coquitlam Listed for Sale

Strand Development has listed The Layla, a 103-unit, six-storey rental project in Coquitlam, near Burquitlam Station. The project is estimated to complete in Q2 2025. It features 87 market and 16 below-market units, plus various amenities. Listed by Avison Young, the projected NOI for the building is almost $2.7 million.

The Met Project in Port Coquitlam Sold for $10M

Quarry Rock Developments’ mixed-use project, The Met, at 2245 McAllister Avenue in Port Coquitlam, was sold for $10 million via receivership to NorthStar Acquisitions. The six-storey project planned 80 residential units, commercial space, and a public plaza but faced financial challenges due to construction delays and high borrowing costs.

2-Building Rental Project in Coquitlam Gets Council Support

Coquitlam council has given initial approval for two six-storey apartment buildings with 175 rental units. The project is located near SkyTrain stations and does not require parking under new provincial rules, sparking concerns about parking spillover. The project could generate $4 million in development charges and various community contributions.

Coquitlam Projects $339 Hike in Property Taxes and Utilities

Coquitlam homeowners could see a $339 increase in property taxes and utilities in 2025. This includes a 7.21% property tax hike, adding $186, plus $153 more for water, sewage, and drainage. The $3.86-billion North Shore Wastewater Treatment Plant project will add another $76 charge for residents.
